HOW's fees were very reasonable (£799). Why pay many thousands when you don't have to. Like all agents, their listings end up on Rightmove and a host of other sites, and that is where 80%+ of viewings originate from. I believe this kind of agency is the future in this business - the days of 2% for selling a house are numbered.
