Robin's Croft is a delightful period property, dating back to the 1720's and is tucked away in this popular country location. When entering the property via the large timber framed portico entranceway and oak front door you get a real sense of the history. The entrance hall has a tiled floor, which leads you to the bright drawing room through an oak doorway. This has a lovely solid wooden floor, original beams and exposed brick, a theme which is prevalent in Robin's Croft. The drawing room was extended during the Victorian era and now has an Efel Multi-burner which sits in a stunning brickwork fireplace, perfect for a cold wintery day. A shallow bay window gives a view to the garden and a small door leads you to a spacious bright conservatory with French Doors which lead you to the beautiful gardens.

On the other side of the hallway is a smaller parlor room with wood block floor which the owners use as their snug, this room also has a large Jotul log burner which sits on the quarry tiled hearth. The large window gives you a view across the front of the house and front garden.

In the 1960's a previous owner built an artist's painting studio for his wife at the back of Robin's Croft, this really is a lovely light room, currently used as a study, with a large south facing window which gives views toward the rear garden. Even though this was an extension, solid wooden beams are still evident in this room, showing the care and attention that Robin's Croft has had during its history.

The country style Kitchen has a red quarry tiled floor, an original Aga with a period brass light fitting above, there is plenty of hand built storage cupboards at base and eye level, large solid wood worktops, an integral wine rack that holds up to 40 bottles an inset double bowl ceramic sink unit and a large walk in pantry. There is room for modern kitchen appliances, including plumbing for an American Style Fridge Freezer and Dishwasher.

The Garden Room behind the Kitchen is a lovely bright area with quarry tiled floor; flooded with natural light, it's perfect for keeping coats and wellington boots after you've been in the garden as it has direct access out onto the side with driveway. This room also houses the downstairs WC and gives you access to the barrel-vaulted cellar, which itself has full power and lighting.

The Utility Room/Summer Kitchen not only houses the boiler and washing machine, but also a conventional cooker with hob and has plumbing for a washing machine, tumble dryer and a conventional electric cooker. ?There are also fitted wall and base units and a stainless-steel sink unit."

The current owners extended Robin's Croft further in the early 2000's and built an opulent Dining Room with impressive vaulted ceiling, a stunning area for dinner parties and entertaining, a room with a real sense of occasion.

On the first floor there are three spacious bedrooms, each with so much character. The Master Bedroom was part of a Victorian extension and is a lovely sized room, there are period wall lights as well as main ceiling lights; solid oak ceiling beam and a good-sized window to the side garden which finish this room beautifully. There is access to the main attic space from here via the loft hatch. The loft is boarded and has electric lighting and power.

Bedroom Two has a lovely curved wall as you enter the room, there are more exposed beams and lovely timber framework. This was the original master bedroom when the house was built and has a double aspect to the front and side of the house.

Bedroom Three, like the rest of the accommodation has an oak door, timber framework and original beams.

The Bathroom is a stunning and spacious room, with exposed beams and wooden floor. There is a large amount of storage with cupboard space at a premium. There is a large shower and a raised area where the bath sits, giving views across Great Witley and making your bath a real sense of occasion.

Outside
The idyllic terraced garden has many areas and features, from the Sandstone steps to the mature lawns, Yew Hedges that are around the garden and the brick pillared Pergola Walk. The large, insulated Summer House, which has light and power, give breathtaking views of the garden and the lights and streetlamp mean that when the sun goes down you don't have to stop enjoying all that the garden has to offer.

The original stable is a great place for storage and the outdoor pavilion which has light and power is another lovely area to sit on a summer evening.
