At the time of valuation we always research the market and look at properties of a similar nature which have sold close by and having sold a very similar size and condition bungalow across the road for £204,000 felt that a figure in excess of £200,000 would be sensible and achievable. ...

Yep...similar problem although possibly worse. Absolute farce. When i challenged them and complained they made up some new costs and problems!!! Fight fire-with-fire though. If it is untrue then you'll get there eventually. We got all our deposit back although it was stressful I bet many people just give up; I know I felt like it at times. Very bad estate estates. Very VERY bad indeed. ...
