The agent fees at 50% of the first months rent plus VAT which for us was £600. This does feel a little on the high side as it's non refundable, but seems to be standard for the high end realtors. There isn't really an option for a property you desire to live in. This is our third move in 3 years due to work commitments and it all adds up :)
