They valued my house and told me the most I could expect would be £280,000 but if I wanted a quick sale to market between £260,000 and £270,000 I thought this was a ridiculous suggestion so told them to market it for £320,000, they told me this was massively over priced and I wouldn't get any viewings and would have to drop price considerably to get an offer. I ignored 'the so called qualified estate agent' and put it up for £320,000. We had to take pictures of our house as they couldn't come out soon enough, they then uploaded the pictures with some of them upside down!!! We had a viewing first week but they said they could not do it so could we do it to which I told them no as that is what I wanted to avoid otherwise I would have used somebody like purple bricks. They reluctantly did the viewing and to everyones surprise (sarcasm) we had an offer of £312,000 and we sold... £32000 more than the so called professionals top end price. They told me it was a flat 1% charge with no extra costs. After the sale completed I was shown small print (I wish I had listened to other reviewers and read it) as now they wanted vat on top. So they were not happy with the extra £320 commission I gave them due to their awful valuation skills they now wanted more from me and I guess due to the small print I will have to pay this. But despite the extra cost I have learnt a price less lesson and that is to stay as far away from these cowboy estate agents as possible. I would suggest if you are reading this, to take my advice and look for a different estate agent or even ask a 5yr old to shout out the first number that comes into their head and use that as your valuation, ask them to do the viewings and to draw a picture of your house as by doing these three things you will have a better service than you get with Dawson's and you will be unlikely to potentially lose so much money.

We were delighted to be asked to value the property in July 2016. Figures were discussed based on extensive market research and up to date comparable evidence by one of our most experienced senior valuers, local to the area.
As agreed with the valuer during numerous, subsequent telephone conversations the property was not to be marketed until September 2016. During these conversations the asking price had been agreed, however, at the time of the measure-up we were asked to market at a higher figure.
We were specifically asked not to take photo's at the time of the measure-up as you had your own photo's that you would prefer us to use. The photo's were emailed to us a couple of days later, with respect, after us having to chase as this was holding up marketing. We did advise the photo's did not exactly match our template and so not a perfect fit. It was insisted we used those photo's.
We had a viewing request for a particular time that we were not able to accommodate due to a busy diary, on these rare occasions, rather than run the risk of losing a potential buyer, we would always ask the vendor if they are happy to conduct the viewing. We didn't in fact carry out the viewing, this was undertaken by your good-selves.
I am somewhat alarmed in relation to our agency agreement as our fees clearly state plus vat, we do not have any small print and it does clearly state all subject to a 14 day cooling off period. This was not exercised and the agency agreement was signed on the day of the measure-up. I am a little confused, if this had been agreed with the valuer, why was it not mentioned at the time of the measure-up or queried afterwards. Not once contracts exchanged.
I am rather perplexed at the whole turn of events as in fact with respect, you were not present at any of our meetings or discussions and in fact we have never met you or spoken with you, during the whole time the property was being marketed. All negotiations and discussions were conducted through the lady owner. Of which I must add we genuinely felt we had a very good working relationship with.
