Was buying a new build 'Executive' house that Beresfords had sole responsibility for marketing. I had absolutely no exposure/opportunity to interact with the developer (William Thompson Homes of Leytonstone). Under threat of "6 other people being very interested", I asked my key questions and handed over a £1000 Reservation Fee. The house was marketed by Beresfords as being 2551 square feet in size, with such information being fundamental to my assessing the acceptability of the asking price in comparison to other new build properties. I asked for evidence of the size, in the form of schematics, but was repeatedly asked by Berefords to "accept" what I had been told as true...even though I kept stating my doubts to them and asking for evidence! My requests were rebuffed and, instead, I was being constantly pressured to proceed under threat of "another party being willing to buy". I persisted in my demand for evidence and, just 3 days before exchange of contracts, Beresfords served up schematics showing the house was MUCH smaller than they had told me pre-reservation! In fact, the house was proven to be just 2174 square feet in size, some 370 square feet smaller!! An independent valuation confirmed the MISREPRESENTATION by Beresfords and I duly revised down my offer. This was rejected out of hand and the transaction was terminated. I am now claiming all of my costs back from Beresfords, on the basis of their MISREPRESENTATION. So far, the Executive Management of Beresfords has flatly denied any wrongdoing and refuse to accept responsibility for the £0000s of legal and other fees I have incurred, refusing also to refund my £1000 Reservation Fee! There were numerous other issues with conduct and quality that I won't go into here, but do feel free to message me. You can make your own mind up as to who NOT to transact through when buying/selling property......
