In all a great service and plenty of communication with the branch including sorting viewings. I'd say the only downfall that got us was being told about it needing a professional clean once we leave. After speaking to the land lady she informed us she wasn't aware of this charge either. The only other issue was the set of keys, we only had 1 key that was the same and that was the garage. The front door, rear door, back gate and side gate only had 1 of each and the building doors were similar style key including the padlocks for the gates.
A part from those issues everything else was fine.
Comment on agent fees
The understand the fees but felt £90 entrance and exit inventory is quite a lot (£180 total) as no doubt the next people to move in will have to pay the same for a check that was just done prior to them moving in. The other fee that caught us off guard was having to have a professional cleaner clean the property once we leave. I understand keeping the place clean but to waste money on a cleaner just so we don't get a unknown charge once we leave is just unfair and feel the overall result should be down to the property owner once they have checked the place and agree with the tenants if a clean is needed or not prior to just moving out.

Many thanks for your feedback and I'm pleased that you were kept informed throughout the process. Just wanted to respond to a couple of queries you raised. Just prior to any new tenants moving in our Inventory Clerk visits the property and compiles a detailed Inventory Report. This containes an overview of the properties condition and protects the interests of both landlord and tenant. Normally our Inventory Clerk will be on site for 2/3 hours and reports generally extend to more than 50 pages. The costs made are merely a contribution and would not cover completely the time taken to prepare the report. The only way of us reducing these charges is to produce a much briefer report but this would certainly not prove to be in the best interst of either landlord or tenant. In answer to the professional clean, prior to moving in all our tenants sign a Tenancy Agreement and the requirement of a professional clean would have been itemised. Within our standard Terms & Conditions for landlords there is a similar stipulation that the property has to be cleaned to a proessional standard before any tenants commence their new tenancy and these costs are met by the landlord. I am dissapointed to hear that you had some issues with keys. Each tenant should be provided with two sets of every key which the landlord provides to us.
