Reeds Rains: A warning to landlords
Reeds Rains Hillsborough (Sheffield) basically conned us into signing up with them for the rent collection service. We were told we could quit the service with a months notice so we signed up. However you have to pay a FULL MONTHS rent that the tenant pays plus VAT and not the rent collection percentage. So in our case that's over £600 to stop Reeds Rains collecting the rent. In other words a years rent collection fees if you like just to exit. Interesting as the contracts are for 6 months!
Our tenant also signed the contract with an address for Flat 4, Spain (I kid you not) and Reeds Rains wrote down she was 57. Turns out she's 67 and retired which means we're in breach of our BTL mortgage terms.
To top it all they also transferred all the energy supplies to Spark Energy without our permission BY MISTAKE as we'd signed the forms NOT to do so! Still trying to sort out the Spark issue some 9 months later.
In short be warned. We're currently in dispute with them and would suggest you look up the unfair contract law if you're in the same boat or if you're sensible DO NOT USE REEDS RAINS LETTINGS IF YOU ARE A LANDLORD!
