I had made an offer to buy a property marketed by Taylor Walsh's Adam. My offer was accepted by the vendor.
However, at every step I struggled with Taylor Walsh.
First they tried to push their mortgage advisor who would charge approx 900 pounds. With great difficulty, I told Adam that I will go my own way.
Then they pushed their own Conveyancer. Please note that their conveyancer started operations around 1 year back and so far has never filed annual returns. I saw this as a huge risk and again told Adam that I have my own solicitor.

Next, Adam started discussions about selling my own house. Again,I had to tell him that I don't want to sell my house. Having seen his lack of interest in actual sale of the vendor's property, there was no way that I could have him market my house.

So far in the process, Adam's key focus was on selling his services to me than to sell the vendor's house to me. I saw this as a huge conflict of interest.

Finally, the discussions on the property sale started. Adam suggested that the vendor wanted to keep the property on market while I sorted my mortgage(btw, I have taken mortgage several times in the past, have a very big deposit, and have impeccable credit history). I did not believe that vendor wanted this. I still believe, Adam was doing this as he had failed in his attempts to sell his services to me. Adam promised that he will not book the property for viewings while I sorted my mortgage(Adam - do people fall for this trap??)
As his condition of keeping the property on market while I sorted my mortgage was not acceptable to me, I walked out of the deal.

In summary,
Adam did not keep the interest of the vendor in mind(now I dont have to wonder why such a lovely property has been on the market for 5 months).
Adam did his best to push his services to me(the buyer).This was a huge conflict of interest and I felt Adam is low on ethics. Only after pushing so much for his services, did the discussion on the actual property sale took place.

Adam is a valued member of staff at Taylor Walsh and is constantly receiving praise from clients. I believe Adam has acted in the best manner possible, however his bubbly personality has obviously been a little keen for your liking.

Our policies state that for a property to be removed from the open market, we NEED to have complete certainty that a buyer is proceed able and able to obtain the finance needed.

When we receive an offer, the very first thing we do is ask the buyer (yourself in this instance) to have a conversation with one of our mortgage brokers so they can substantiate your offer and confirm you are proceedable. (you don't need to use them, but the service is there for you if needed).

When we agree a sale to a client we ensure that all angles have been covered so we know we have the very best buyer possible for the property. We are NOT an agent that will just sell to anyone then allow a sale to fall through 6 weeks down the line because there is a problem with finance or a broken chain.

I can assure you there is no conflict of interest, just a case of making sure our vendor has the best buyer possible. All properties remain on the market for sale until a solicitor is instructed.

We are here to sell houses, not upset people Mr Sharma.

It's disappointing that you didn't continue with the purchase and we hope you have now secured a property that suits you.

The vendors best interests have always been in mind and the property is due to exchange any day now.
