We were very disappointed with the service we received from Cory! Our property was listed with Rockly Properties for 3 months, the services that we were offered were over promised and under delivered in every way, the property was over priced and a week after listing out property it was suggested we reduce the price. We were told the demand for a property like ours was high, yet over a 3 month period we only had 2 viewings! Eventually we received an offer from a tenant that didn’t want to view our property, which we agreed subject to referencing. The referencing took 4 weeks to complete and our property was taken off the market and listed on Rocklys website as leased. During this time we had limited communication with Cory and it took days, sometimes a week to get a response. Meanwhile, our new tenants were meant to move in at the end of the month and we had no idea if this was going ahead or not. 5 days before move in Cory informed us that everything would be fine yet he had still not received referencing back which we were concerned about. 2 days prior to the move date, Cory informed us that there was a problem with the insurance on the tenants side and so we lost out! Mysteriously, on the same day the deal fell through, Cory informed us that another offer had been received from a couple that were desperate to move and could do so in a few days time. An hour later, Cory informed us that both of the new tenants had been made redundant and so could no longer move. We were very displeased to have wasted so much time with a company that originally came across so professional, yet failed to produce anything remotely close to what was promised. The communication to begin with was every few days then after a month, non existent. I’m pleased to say, we found a local agents that on the first day of listing our flat provided more viewings than Cory did in 3 months! After a week on the market with our new agent, we have multiple offers which we are currently considering.

Yes you are correct Cory, we are first time landlords that wanted a quality tenant, I think every landlord new or old would want exactly that. Being that we are non experienced and new landlords we sought the advise from what we considered to be, an experienced agent. It was you that suggested to us the price and we followed your guidance.
You have mentioned in your comment, that we we're told that it would take sometime for you to find a quality tenant. Are you forgetting that you advised us prior to listing our property that you had a que of persons perfect for our property and you we're adamant that our property would be let in the first week. Now I know thats sales talk and I expected for it to take longer than a week to let our property. I was expecting more then 2 viewings over a 3 month period. I know you mentioned 3 viewings but lets not forget, the 3rd viewing wasn't a viewing, this is the persons that offered that didn't want to view our property in person.
You mentioned that the 2 viewings resulted after a strict vetting of multiple applicants that would not have suited the landlords requirements, our requirements we're not strict and I think most landlords new and existing in the market would have the same requirements or similar. Our requirements were, a working professional person/couple/family, no smoking in the house, no animals such as cats or dogs. We did discuss with you that our new expensive flooring required a certain level of care and needed to be cleaned with a certain product and not water, you agreed that you would explain this to any tenant moving in. I do not think our conditions were strict at all.
The feedback from the 2 viewings were the price was expensive so a drop in price was required, which we took your advice and did. May I remind you that you set the price and it was me, Jonathan that questioned it was too high to begin with which you, very quickly told us it wasn't. I would even go as far to say, you suggested that you could let our flat for £200 per month more but didn't want to price out everyone else. We were not greedy and only wanted to cover our mortgage, we agreed to keep the price as you had originally suggested, £2000pm. After the feedback from your 2 viewings we dropped the price as recommend by you.
You say, The landlord’s circumstances changed and now required the property to be rented quickly, maintaining the asking price. We always wanted the property to be let quickly. From the first day we met you and invited you into our home, this was our stance. From the very get go, you were always told by us that we could move in a weeks notice. I wouldn't say our circumstances changed, we called you expressing and reminding you, that we needed the property let ASAP. Baring in mind, you told us you expected a flat like ours to be let in a week, 1 call after 2 viewings in 3 months doesn't sound out of the ordinary.
You mentioned that the landlord required rental guarantee and insurance, I distinctively remember you telling us that you wouldn't agree to ANY let without these things being in place and encouraged us as landlords to get them. So forgive me but please do not blame the delay in getting these things on the landlords that we're following the advice you provided. The referencing should not take 4 weeks to complete, referencing on average takes 2-3 days and up to a week for working persons, however you informed us that because our offer was from a company, you didn't need to do the same level of checks for persons, infact just a credit check on the director/company. So 4 weeks later, when we hadn't heard from you and the proposed move in date was only days away, we contact you for an update. At that point you informed us that everything was ok and the move was going ahead... Well it didn't go ahead and as annoyed as we was, we understood that things from time to time dont work out as planned and we got over it. It was then at that point you told us you'd received another offer from a couple desperate to move in, also required no viewing of the property. You said the referencing would 100% go through by the next day and there wouldn't be any issues. Yet 1 hour after informing us of the offer, the couple were both made redundant.... At this point we we're disappointed. You then sent us a text informing us to find another agent and if they found us a tenant, you'd be happy to manage the property for us. After a few days went by, you sent us another message asking us to let you know what was happening and should you return the deposit back to the client, we didn't respond to either message. If the let fell through, why on earth would you not return the deposit.
You mentioned - The landlord was consistently kept up to date, as the landlords partner was in hospital, out of respect for the situation we thought it would be best to reduce the updates as we were waiting for reference updates during this time. I was in hospital for 1 week out of 3 months, out of respect you didn't update us - thank you... What about the other 11 weeks.... was that also out of respect.
You mentioned - The company let deal wasn't able to get insurance on the tenancy as the company was going to rent the property out. Due to the landlord wanting insurance this deal couldn’t continue. May I again remind you again that you advised us to get insurance and told us not to continue without it. Please do not blame this on us following your advice. This is twice in the your reply to our feedback that you've tried to blame us, perhaps take accountability of your actions. We are inexperienced and we rely on you guiding us through this process. Please do not turn round and now use this against us.
You mentioned you got a back up offer but the husband was made redundant, it seems your story has changed again, you told us both persons were made redundant, now its just the husband... Im starting to see a pattern of behavior emerging.
You said - After informing the landlord of this we haven’t had any response back from the landlord since or had any returned messages or calls. Based on the above, we felt we had wasted enough time and lost trust in Cory, therefore we would no longer entertain Rockly Properties any further.
You mentioned - After warming the market for this property it’s normal for the next agent Century21 Goodmayes to have enquires based on cropping our original marketing pictures, using them and reducing the price to a level below the price point the landlord didn’t want us to go below. Our property was on with you - Rockly Properties to begin with £2000pm, it was then reduced to £1900. Our new agents, Century21, have let our property for the asking price £2000pm on the first day with the tenants paying their whole rent in advance. Cory has mentioned that we reduced the price to a level below where we wanted to go. Your comments are false and you are only highlighting how unprofessional and bitter you are. Shame on you.
You mentioned - When we were marketing the property the landlord had very specific requirements which we adhered to and followed respectfully. So a one star review for following the landlords requests to the letter is very harsh. Id like to add that sadly, we couldn't rate this agent less than 1.

Working with a first time landlord that had a high quality property warranted an above market price which was discussed and agreed with the landlord, to test the market. If there wasn’t any interest a price reduction would be required.

The landlord Vanessa was advised it will take time to find the quality tenants the landlord wanted, again the landlord agreed.

Take in consideration that the 3 viewings resulted after a strict vetting of multiple applicants that would not have suited the landlords requirements, which the landlord was again updated on.

The feedback from those viewings were the price was expensive so a drop in price was required, which the landlord agreed to.

The landlord’s circumstances changed and now required the property to be rented quickly, maintaining the asking price.

So we went from having patience and time to finding the right tenants to relaxing the tenants’ requirements, which is why we included company lets at this stage which don’t require to view the property. (Which is normal practice for most company lets)

The landlord required rental guarantee insurance on the potential tenancy, the referencing company took longer than normal to get the required responses.

The landlord was consistently kept up to date, as the landlords partner was in hospital, out of respect for the situation we thought it would be best to reduce the updates as we were waiting for reference updates during this time.

The company let deal wasn't able to get insurance on the tenancy as the company was going to rent the property out. Due to the landlord wanting insurance this deal couldn’t continue.

As a professional company we swiftly contacted back-up tenants who wanted the property and needed to move quickly.

We were about to start the process with them, the husband of the couple got informed he would be made redundant soon which we clearly don’t control, so protecting the landlord moving forward with the applicants wasn’t going to work.

After informing the landlord of this we haven’t had any response back from the landlord since or had any returned messages or calls.

We’ve been nothing but accommodating, professional and reactive throughout this entire process.

After warming the market for this property it’s normal for the next agent Century21 Goodmayes to have enquires based on cropping our original marketing pictures, using them and reducing the price to a level below the price point the landlord didn’t want us to go below.

When we were marketing the property the landlord had very specific requirements which we adhered to and followed respectfully.

So a one star review for following the landlords requests to the letter is very harsh.
